A Buyer’s Inspection performed by JaxInspect is a general assessment of a home and it’s various systems.  Buyer’s Inspections are typically performed during the contingency period of a real estate transaction and are part of a purchaser’s due diligence. A detailed report (including photos) documenting our findings is provided shortly after completion of the inspection. Information gleaned from a home inspection report can allow buyers to negotiate repairs , request credits or just know what future maintenance or repairs are needed.

It’s a great idea to have JaxInspect perform a thorough home inspection on the property you plan to sell in order to determine it’s true condition. Complete needed repairs on your own timeline. Issues discovered in the buyer’s inspection can give them negotiating leverage, create inconvenient delays and unexpected costs or even result in the loss of a sales contract. The best chance for a smooth transaction and for your home to achieve it’s full sales potential. 

Home Warranty/11th Month inspections are your last chance to discover and document defects before your builder provided warranty expires. Issues commonly arise during the critical first year of a home due to settlement, the natural drying process of building materials previously exposed to weather, poor workmanship or just plain omissions during the construction process. You’ll be provided with a detailed report which includes cosmetic items that can be passed along to your builder’s warranty department.

During our maintenance inspection, we'll check everything from foundation to roof. We'll apply our extensive experience in the construction and home inspection industries to identifying issues with your primary residence or investment property.  We commonly find things that homeowners weren't aware of or didn't know would lead to costly repairs.  So, be sure to get our home maintenance checkup!

Have JaxInspect do an inspection of your investment property (4 units or less for multi-unit buildings). We'll apply our extensive experience in the construction and home inspection industries to identify major issues or maintenance items that will turn into major issues. We've seen too many times investors/landlords having to pay thousands of dollars to repair damage due to tenants not reporting issues such as leaks or management companies not recognizing defects during their "inspections".

These inspections are specific to wood-destroying organisms (termites, wood-boring beetles, wood decay fungi, etc) or evidence of  past wood-destroying organism activity (frass, galleries, mud-tubes, damaged wood). It's estimated that termites cause $30 billion in damage per year. Don't be a part of this statistic. Our trusted partners perform this service (actual pest control companies) and we can typically schedule them for the same time as your home inspection, so you can rest easy knowing your home is safe.

A 4-Point Inspection is requested and often required by an insurance company for the purposes of issuing or renewing  a homeowner's insurance policy.  It is limited in scope and focused on the following  four major home systems:  roof, electric, plumbing and HVAC. Information obtained from a 4-Point Inspection is transferred to a form which is often company specific. A 4-Point Inspection can' t be used as a full general home inspection.
